The current interest rate environment has had a significant impact on real estate valuations and the multifamily investment market. One of the results of this shifting investment landscape is a tremendous demand for preferred equity in the context of both apartment asset acquisition and refinancing transactions. 7Acre Investments is well positioned and focused within this niche market while this demand perpetuates.
7Acre Investments raises funds for specific preferred equity investment opportunities rather than focusing on a fund model. We believe this strategy is better tailored to the individual investor, all while vastly reducing expenses. The investment focus will be providing these funds to, and being collateralized by, stabilized, cash flowing, institutional-grade multifamily apartment communities. The investment structure will provide investors with a conservative, credit-like position in the underlying apartment asset while generating strong, tax efficient, equity-like returns.
We primarily focus on funding our preferred equity investments behind Freddie Mac and Fannie Mae. Our unique structure has, and is expected to continue, to be viewed as either JV equity or permitted soft pay preferred equity by both lenders. This approach allows us to invest behind both newly originated debt as well as assumptions.
